Foreign buyers interested in owning a home in Mallorca tend to focus their search on the municipalities of Palma, Calvià, and Andratx, according to our firm’s analysis of market demand, which we shared with the EFE news agency.
International clients seeking our services typically look for sea views and plots where they can enjoy landscaped outdoor areas and a swimming pool. Inside the home, they prefer spacious interiors, usually arranged over two floors, ideally without steps separating spaces on the same level. Another common request is for versatile rooms that can easily be adapted, for example as a home office or a guest bedroom.
They consider the kitchen to be a key element of the home, serving as a social hub. For this reason, they often prefer open-plan kitchens connected to the living or dining area, and also linked to an outdoor kitchen. Depending on the size of the property, clients may also request additional spaces such as gyms, home cinemas, or staff rooms.
When looking for a primary residence, buyers usually prefer detached single-family homes. There is also strong demand for two- and three-bedroom apartments as second homes. In addition, foreign buyers highly appreciate local materials, such as the traditional Santanyí dry stone used for both exterior and interior walls.
